Cancellation Policies
Please Note: We do not overbook our rooms.
Due to our size and limited number of rooms we must enforce our cancellation policies without exception.

- Payment in full is required at the time of reservation.
- Should you need to cancel we require at least 14 day's notice. With the required amount of notice (14 days prior to arrival) we will refund your deposit less a $50 administrative fee.
- Cancellation within 14 days of your scheduled arrival date will result in the loss of your payment unless we are able to to re-book your accommodation in full. If we rebook your room we will refund your payment less the $50 administrative fee.
- Same day reservations and reservations made within 14 days of arrival are non-cancelable.
- Guests are responsible for all room charges should the need for early departure arise. The Innkeepers are not
responsible for last minute conflicts or the unforeseen need for early departure; refunds will not be issued for
early departure under any circumstance. Travel Insurance is an affordable way to protect you against
unexpected events. We recommend Travel Guard vacation insurance which you will find it at Travel Guard .
- Reservations guaranteed with a gift certificate require a credit card number and are subject to the same
guidelines stated above. Late cancellation (within 14 days of arrival) will invalidate the gift certificate and
the gift certificate will not be re-issued.
- In accordance with NY State law the Blue Heron Inn is a non-smoking establishment. Smoking is not permitted in the any of the guest rooms, common areas, dining rooms, deck or porches. As a safety measure we do not permit the use of candles or any open-flame product.
